Timber flooring for builders and trade

If you are specifying floors for someone else's project, you need boards that arrive when the program says they will. Here is how we work with trade customers.

In short

Primecon Flooring supplies timber flooring, and supply-and-install packages, to builders, renovators, interior designers and property managers across Melbourne. We provide samples for client selections, quote from plans, talk through lead times before you lock in a program, and can source made-to-order boards through our supplier network.

Who we work with

Builders running new homes, townhouse developments or extensions, who want the flooring package supplied, or supplied and installed, as one line item.

Renovators working through a house room by room, who need boards to match across stages.

Interior designers and architects who need samples for client presentations and a supplier who can source a specific look.

Property managers and landlords replacing worn carpet between tenancies, often with a hard deadline and a vacant property.

For vacant properties we can work with the agent or owner on access, so the old carpet can come up and the new floor go down between tenancies without anyone needing to be on site the whole time.

Supply only, or supply and install

Some builders have their own floor layers and only need boards. Others want the whole floor handed to one business, from removal and subfloor preparation through to trims. We offer both, and builders can set up a trade account with us for supply-only orders. We are happy to explain how it works. With supply and install, one business is responsible for both the boards and the installation, which makes any warranty question simpler. See supply and installation for what that covers.

The range

The core range is engineered European oak with a 4 mm oak wear layer, in 1900 × 190 mm standard planks, 2200 × 220 mm wide boards and 900 × 150 mm herringbone. Alongside it we carry engineered Australian hardwood in Blackbutt, Spotted Gum and Victorian Ash, 12 mm laminate with a click joint for faster floating installs, and hybrid flooring. Because the range is curated, there are fewer boards to choose from, and it is easier to keep the same product going across a multi-stage job.

Samples

Samples are free. We can put together a set for a client meeting, and designers are welcome to bring clients to the Camberwell showroom, where boards are shown on large wall displays. Seeing a large run of a board helps clients understand colour variation better than a small chip does.

For anything beyond that, such as installation guides, underfloor heating suitability, acoustic data for an apartment approval, slip ratings or safety data sheets for adhesives, please ask us about the specific board. If you let us know what the document is for, for example an owners corporation application or a client handover, we can tell you what is available.

Volume orders and quoting

Send us plans and a finishes schedule and we will quote from them, then check on site before ordering if the job needs it. Quotes are itemised, so you can see boards, underlay or adhesive, preparation, stairs, trims and labour separately and pass them on to your client or cost plan. For larger or repeat work, talk to us about pricing when you send the plans.

What to send for a trade quote

  • plans with the floor areas marked, and the finishes schedule if there is one
  • the subfloor: slab, particleboard, plywood or existing timber
  • underfloor heating, if any, and what type
  • acoustic requirements for apartments or multi-level buildings
  • stairs, with the number of steps and whether the flight turns
  • supply only, or supply and install
  • program dates, the install window, site access and delivery conditions

If some details are missing, that is fine. We will quote on what we have and note what we have assumed, so you can see what might change.

Lead times

Availability varies by product and changes through the year. Stock lines and made-to-order boards run on very different timelines. The practical approach is to confirm availability for the specific board before you lock the flooring into a program, and to let us know your install window early. If the program changes, please tell us as soon as you can and we will arrange the delivery around it. One homeowner wrote that we were "very willing to work with our tight timeline", and we plan trade jobs the same way.

Ordering, batches and spares

Timber varies between production batches, in colour and sometimes in grain. We recommend ordering the full quantity for a stage at once, offcut allowance included, rather than topping up later from a different batch. On a staged or multi-unit job, talk to us early about keeping later stages matched. It is also worth leaving a few spare packs with the owner, as a replacement board from the same batch blends in far better than a new one years later.

Deliveries need somewhere dry to go. Boards should be stored flat, off any damp slab, in the space they will be laid in or somewhere with similar conditions. A house that isn’t at lock-up yet is not a suitable place to store them.

When the site is ready for flooring

Timber floors go in late in a build, and laying them too early causes many of the problems we are called in to look at. As a general guide, the site should be:

  • at lock-up, with windows and external doors in
  • past the wet trades, with plaster, tiling and screeds dry
  • on a slab that has been moisture tested against the board manufacturer’s limits
  • close to normal living conditions, with heating or cooling running where possible

Paint sequencing varies. Many builders finish ceilings and walls before the floor and do skirting touch-ups after. Once the floor is down, cover it with a breathable floor protection product while the other trades finish, and keep tape off the coated surface, since it can lift the finish when removed. Please make sure the other trades know the floor is down, as ladders and dropped tools cause most of the damage.

Handover to your client

We can provide the product details and care guidance for the board you used, so they can go into the handover pack. Owners can also read our care and warranty page for the first weeks and ongoing cleaning.

Custom and made-to-order boards

When a project needs something outside the range, such as a particular species, extra-wide boards, a herringbone or chevron pattern, or a smoked or stained tone, we can have boards made to order through our supplier network, with the size, colour and surface finish specified. That suits designers matching a particular look and builders who need one consistent finish across a development. Please allow more lead time than for stock boards.

Commercial and office jobs

Along with residential work, we take on some commercial and office flooring. If you tell us about foot traffic, access hours and whether the space has to stay open during the work, we will recommend suitable boards and explain how we would stage the work. We can work after hours.

Frequently asked questions

Do you supply boards without installation?

Yes, for builders and trade customers who have their own floor layers. We also offer supply and install if you want the whole floor handled by one business.

Can I get samples for a client presentation?

Yes. Samples are free, and we can put a set together for a meeting. Clients are also welcome to visit the Camberwell showroom.

How long are lead times?

It depends on the board. Stock lines and made-to-order boards have very different timelines, and availability changes during the year. We recommend confirming availability for the specific board before you lock in your program.

Do you offer trade pricing?

Yes. Builders can open a trade account with us, for supply-only or supply and install. We can explain how it works when you send plans. Every quote is itemised so you can see each part of the cost.

Can you source a species or finish that isn't in your range?

Often. Through our supplier network we can have boards made to order in a chosen size, colour and surface finish, including herringbone, extra-wide boards and smoked or stained tones.

Do you work on commercial projects?

We take on some commercial and office jobs as well as residential work, and we can work after hours when the business needs to keep trading. Please send the details and we will confirm whether our range and scheduling suit the job.

Can you provide spec sheets and installation guides?

Construction, board sizes and pack coverage are on each product page. For installation guides, underfloor heating suitability, acoustic data or adhesive safety data sheets, please ask us about the specific board and let us know what the document is for.

When in a build should timber floors go down?

Late in the build. The house should be at lock-up, with wet trades finished and dry, and the slab moisture tested. Once the floor is laid, protect it with a breathable covering while the other trades finish.
