Urban Oak is a mid greige oak look from our 7 mm hybrid range. It sits between light brown and grey, with soft grain, small knots and not much variation between boards. It is the quiet middle option of the range.
1524 × 228 mm planks, 7 mm thick: 5 mm SPC core, 0.5 mm wear layer and 2 mm attached acoustic underlay. Embossed surface, micro bevel, Unilin click, floating installation. EN 685 domestic heavy and commercial light, slip rating P3 (AS 4586). Six boards per pack (2.085 m², 19.5 kg).
Because it is neither warm nor cool, Urban Oak works when the same floor runs from the entry through the kitchen, living areas and bedrooms. It suits white and grey cabinetry, and it does not clash with existing timber doors or skirting. Landlords like it for the same reason: few tenants or buyers will object to it. Mid tones are also forgiving, showing less dust than charcoal and less dark grit than near-white boards.
A floating floor needs expansion gaps at walls and fixed objects, and large or oddly shaped areas may need a break at doorways. We work that out at the measure so the trims sit where you would expect them. The subfloor has to be flat and dry. If old carpet, tiles or floating boards need lifting first, see floor removal and subfloor prep.
For the same greige base with far more knots and character, look at Chelsea Oak. Hybrid is not approved for underfloor heating; if you have it or plan to install it, our engineered European oak is the floor approved for it. Other options sit on our grey and greige page and in the full hybrid range.

Questions
It is a greige, a mid tone that leans slightly brown. It looks warmer at night under warm lights and greyer in daylight.
60 m² plus 10% is 66 m². At 2.085 m² per pack, 66 ÷ 2.085 = 31.7, so you would order 32 packs. We confirm this after measuring.
Yes. It is rated domestic heavy under EN 685 and the board is highly water resistant, though spills should still be wiped up and it cannot be sanded later.
25 years limited for homes and 10 years limited for light commercial use, from the manufacturer. It covers manufacturing defects and the finish wearing through under normal use, as long as the floor is installed and cared for to the instructions. The exact term is confirmed on your quote. Our installation work and your Australian Consumer Law rights are separate from it.
